New plans in for 1600 new homes at Aberfeldy West

Aberfeldy West, the next phase of building for the Aberfeldy Estate in Tower Hamlets, will see 1,600 homes built as part of a 20 year plan.

The Aberfeldy New Village LLP is a joint venture between EcoWorld London and Poplar HARCA. LRS provided Land Referencing Services for the project, which has submitted a planning application for a new masterplan. It will be the next stage of the 20-year-long regeneration project in Aberfeldy, East London.

In addition, up to 25,500 sq ft of new retail space and up to 29,100 sq ft of new offices are planned.

Subject to planning consent, it is hoped that the next phase of works can start on site in late 2022/early 2023.

Alongside new housing, the plan will deliver an enhanced local high street. Moreover, there will be 40,440 sq ft of new public realm, including a public park and a new town square at the end of Aberfeldy Street. Finally, connections will be created across the A12 to improve links to Poplar and Newham.

Planning Permission

The developers are seeking detailed permission for Phase A and outline permission for the rest of the masterplan site in Poplar.
The masterplan is being designed by architects, Levitt Bernstein. The firm are working alongside a design team comprising of Morris+Company, LDA Design and ZCD Architects.

The workspace area, Enterprise Yard, will create employment opportunities and space for creative industries. This is as a continuation of the successful Poplar Works development nearby, which offers workspaces to fashion graduates.

The local community have been involved with 90 per cent of respondents saying they supported the masterplan. This follows an estate regeneration ballot last year, where 93 per cent of residents voted to support regeneration.

All current residents wishing to remain in Aberfeldy are offered a like-for-like home on the same rent levels.
