Mixed use scheme approved for 1000 homes in East London

The London Borough of Redbridge has approved plans for a mixed-use scheme including over 1000 homes in Ilford, East London.

The approved Chapel Place scheme will comprise of seven buildings ranging from 9 storeys to 36 storeys.

Telford Homes were approved to build 837 new homes and 447 student rooms on the 2 hectare site. It is currently occupied by a Sainsburys store and parking.

The scheme will offer a mix of build to rent, London affordable rent and deliver 35% affordable homes.

This will be the largest piece of greened public realm approved in Ilford. The area will be activated at ground level by new retail, workspace and leisure spaces.

Colin Ainger, Partner at HTA said: “Thanks to the proactive and supportive guidance of the Planning department at Redbridge and the oversight of the skilled team at Telford Homes, this ambitious project can now move forward towards construction and delivery. It’s going to transform this end of the town centre once it’s finished and we can’t wait to see it come to fruition.”

The landscaped ground floor, podiums and roof terraces will provide outdoor amenity and play space for all ages on site.

The scheme achieves a 60% reduction in carbon emissions, an improvement over the required 35%. A sitewide energy strategy avoids combustible forms of energy and stands ready to connect to future district energy initiatives.

Caroline Radford, build to rent development director at Telford Homes, said:

“With rental demand already outstripping supply, this scheme represents a significant growth opportunity as we continue to expand our build to rent pipeline.”

Transformative


According to the HTA website, the impact of the Chapel Place scheme will be transformative. It will be supported by the nearby cross-rail link, representing a large and important contribution to growth in Ilford. This will be as envisioned by LB Redbridge in its development prospectus.

The new central public space will provide an opportunity for all Ilford residents and visitors to relax, linger and dwell. This is a feature not found at such scale elsewhere in Ilford.

The space forms part of a network of new public realm spaces and routes totalling over 6800 sqm that permeate the site.
