Residents given the opportunity to share opinions on new phase of Westbury Estate.

Progress made at the Westbury Estate towards the second phase of redevelopment.
Residents have been given the chance to share their opinions this month on the exciting next phase of the Westbury Estate regeneration.
The Westbury Estate Masterplan was approved by Lambeth Council. It includes the demolition of Ilsley Court, Welford Court, Allington Court and Fovant Court and homes on Crichton Street.
Additionally, it includes play and open space improvements, as well as new cycle parking and bin stores.
Phase 2 will include around 120 new homes, some of which are for existing Council tenants and existing resident homeowners. This is as well as providing new affordable homes, and new market homes - which will help pay for the regeneration.
New homes
Overall, 334 new homes will be built in three phases. 38 new homes will be for current council tenants. In addition, 77 new homes for people on the council’s housing list, with a minimum of 153 new affordable overall.
Cllr Matthew Bennett is to use the existing capital budget that has been allocated to the council’s estate regeneration programme to sign a Deed of Variation. This is required to cover extra works including adaptions to some homes and the inclusion of a sprinkler system.
Architect Masterplan
Working closely with St James, architects EPR were asked to develop an initial concept masterplan proposal. Initially, this was for a mixed-use development in Westbury Estate, Lambeth. Their original proposal comprised between 630 and 650 new homes arranged around separate character areas. It also provided significant retail space, community amenities and open areas.
Consequently, EPR was commissioned to deliver a detailed planning application. This was for two residential buildings totalling 64 residences and a modest amount of community-focused ground-floor space.
St James is delivering the 64 new homes at council-level rent on two sites on Wandsworth Road. Work is now underway, so existing residents will have new homes to move into this year.
Following this, the main estate redevelopment will take place in Phase 2 & 3. Specifically, some low-rise buildings being replaced and the landscaping revitalised.
Outline planning permission has been granted for 270 new homes, of which 89 will be affordable. The work will start this year and homes will be delivered in stages from 2022 onwards.
